Lettings and Management

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):

Standard Letting Service:

12% (inc VAT) for the entire term, which is due as the rent is collected. Subject to a minimum fee of £1,500 (inc VAT)

  • Provide a Rental Valuation and agree the rent
  • Advertise and market the property
  • Carry out accompanied viewings and finding tenants
  • Process referencing
  • Agree terms of the Tenancy in preparation for the Tenancy agreement
  • Collect rent in accordance with the tenancy agreement.

Full Property Management Service:

19.2% (inc VAT) for the entire term, which is due as the rent is collected. Subject to a minimum fee of £1,500 (inc VAT)

In Addition to the Standard Letting service:

  • Arrange the Inventory and Check-in at your request
  • Notify utility providers of meter readings and new occupants
  • Hold a set of keys
  • Co-ordinate any necessary repairs or maintenance up to a maximum of £750, permission will be sought for amounts exceeding £750.

Short Let Tenancy:

30% (inc VAT) for the entire term of the tenancy and any subsequent renewal or extension. Subject to a minimum fee of £1,500 (inc VAT)

  • As per the Standard Letting Service

Renewal Letting Service:

9.6% (inc VAT) of the rent for the entire term of the tenancy alongside the management fee if applicable

  • As per the Standard Letting Service

Tenancy Set Up Fees:

£240 (inc VAT) – per tenancy, representing half of the total cost, the remainder to be paid by the Tenant

  • Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement

Renewal Set Up Fees:

£240 (inc VAT) – representing half of the total cost, the remainder to be paid by the Tenant, Payable at Renewal to renew the tenancy for a further term and arranging the tenancy agreement.


Arranging a Gas Safety Certificate:

£102 (inc VAT) at your request


Arranging an Energy Performance Certificate:

£114 (inc VAT) at your request


Arranging a Legionnaires Risk Assessment:

£150 (inc VAT) at your request


Arranging Smoke and Carbon Monoxide Detectors:

£114 (inc VAT) at your request


Deposit Registration Fee:

£58.80 (inc VAT) – Payable annually

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the deposit Certificate and Prescribed Information within 30 days of start of tenancy

Abortive transaction:

£900 (inc VAT)


NRL HMRC Transfer Fee:

£60 (inc VAT)


APPLICABLE TO FULLY MANAGED SERVICE:

Property Visits:

£72 (inc VAT)

  • To attend properties and report findings

Arrangement Fee for works and refurbishments over £1,000:

14.4% (inc VAT) of net cost

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with specification of works
  • Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractor’s quotes:

£60 (inc VAT) per quote


Inventory Check-in Fee:

£120-500 (inc VAT) This cost may vary due to the size of the property

  • Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Void Periods:

£120 inc VAT per calendar month

  • If we are asked to manage a property whilst it is vacant awaiting letting
