Landlord Compliance and Regulations

Letting a property in London carries a multitude of legal responsibilities, and those responsibilities change with great frequency. As your letting agent, we keep track of the lot:

  • Energy Performance Certificates (EPC): rental properties in England need a valid EPC rated E or above before a tenancy can begin
  • Gas safety: a Gas Safe registered engineer has to inspect every gas appliance once a year, and the certificate goes to your tenant
  • Deposit protection: we're members of TDS (Tenancy Deposit Scheme) and make sure every deposit is protected within the required 30-day window
  • Electrical safety: an Electrical Installation Condition Report (EICR) is required at least every five years
