Licensing Changes for Landlords

  Landlords may be affected by licensing changes brought in by the London Borough of Hammersmith and Fulham 

The London Borough of Hammersmith and Fulham [LBHF] are expanding the range of properties that require licenses to ensure that properties provide a minimum acceptable standard so that tenants occupy safe and healthy homes. 

Additional licenses will be required for all HMOs that are privately rented in the borough, and selective licenses will be required for all properties on named streets where anti-social behaviour has been a problem. The additional and selective licenses will come into play from June 5th, and will apply to both new lets and currently rented properties. If your property falls under the mandatory HMO license then you will be required to acquire one immediately. Please follow the link below to see whether your property requires a license.

The applications for additional and selective licenses will open on 5th June and will be via the LBHF website. You can also find the HMO license application form on the website. This will then need to be sent to H&F via email.

The additional and selective licenses are a flat fee of £540 for a five year license. HMO licenses can vary in price, however, an average-sized property in Fulham will cost around £1400 for a five year license.
