   Don’t let dark nights throw shade on property viewings

Potential buyers will still be busy conducting viewings throughout the winter months but with the nights drawing in and darkness falling as early as 4pm, presenting your property in its best like becomes a fine art.

The emphasis should be on creating a cozy, inviting environment that potential purchasers will find irresistible whatever the weather. Warmth and light play a big part in the appeal – think Danish hygge – and don’t forget to offer people a warming drink when they arrive.

Use feature lighting to create atmosphere – nothing says unfriendly like a dingy, dark property so make sure every room is well lit. Bright overhead lights can be too harsh so use a combination of dimmer switches, table lamps, wall lights and candles to create a homely glow. It’s a good idea to have all the lighting set in every room before viewers arrive.

External areas still count – your property exterior must retain kerb appeal in winter so make sure the path to your front door is safe and tidy, and add some potted shrubs or seasonal flowers for a burst of colour. Gardens should be free of fallen leaves and courtyards swept. Finally, turn on any outside lights, back and front, so potential buyers can see when it’s dark.

Give buyers a warm welcome – a cold home is not an inviting home so ensure your property is at a comfortable temperature. If you have an open fire, wood burning stove or gas fire make sure it’s lit – there’s nothing quite as mesmerizing and homely as a real flame.
