Tenant Fees - Fulham, Battersea & Raynes Park

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):

BEFORE YOU MOVE IN:

Tenancy Set Up Fee:

£180 (inc VAT) per tenancy, representing half of the total cost, the remainder to be paid by the LandLord

  • Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement

Referencing Fee:

£60 (inc VAT) per person

  • Referencing of tenants (identity, immigration and visa confirmation, financial credit check, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability)

Non-refundable Reservation Fee:

Two weeks rent


Additional Referencing Fee:

£60 (inc VAT) per tenant

  • Processing the application, associated paperwork and referencing

Guarantor Fee:

£60 (inc VAT) per guarantor if required

  • Covering referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee:

£60 (inc VAT) per permitted occupier

  • Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Pet Deposit:

Additional Security Deposit of two weeks rent

  • To cover the added risk of property damage; this will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy provided no damage has been caused

DURING YOUR TENANCY:

Early Termination Fee:

£180 (inc VAT) and £58.80 (inc VAT) TDS fee to the outgoing tenant.
£180 (inc VAT) and £60 (inc VAT) referencing fee to the incoming tenant.

  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Set Up Fee:

£180 (inc VAT) representing half of the total cost, the remainder to be paid by the LandLord, Payable at Renewal to renew the tenancy for a further term and arranging the tenancy agreement.


ENDING YOUR TENANCY:

Inventory and Checkout Fee:

Approx. £120 - £240 (inc VAT) This cost may vary due to the size of the property

  • Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

OTHER FEES AND CHARGES

Lost Key Fee:

£30 (inc VAT) arrangement fee plus cost of item


Lost Security Items (Banham Keys/Fobs):

£90 per hour (inc VAT) plus cost of item

  • Obtaining necessary permissions, sourcing providers and travel costs

Unpaid Rent/Returned Payments:

Interest at 6% above Bank of England Base Rate from due date plus £30 (inc VAT) late payment fee per chase


Professional Cleaning (if required):

Recommended companies available on request. Costs may vary due to the size of the property

  • Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy

£100 (inc VAT) per guarantor if required

  • Covering referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

£400 minimum, or one weeks rent


Right To Rent Fee:

£24 per tenant (inc VAT)


DURING YOUR TENANCY:

Change of Occupancy Fee:

£220 for the leaving tenant (inc VAT), £180 for the new tenant (inc VAT)

  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Set Up Fee:

£120 (inc VAT) payable at Renewal to renew the tenancy for a further term and arranging the tenancy agreement.
